ontrary to recent rumors that the Bulgarian real estate market is not so attractive to foreign investors any more, Andrew Regan, a Scottish online freelance author, comments that the Bulgarian property boom shows no signs of abating.
“Bulgaria's expected adoption of the Euro in 2011 means that investors need to move quickly to snap up the best deals. Bulgaria's recent accession to the European Union has vastly increased its attractiveness to British holidaymakers as well as investment property buyers. Real estate experts also predict an even greater demand for property when Bulgaria adopts the Euro in 2011,” the author said.

Investors are particularly interested in Bulgaria, as it is believed that EU money will be spent on improving the country's infrastructure. Bulgaria has seen a great deal of political reform since the Communist era, and the government has shown solid commitment to economic improvements, with GDP growth the highest in Eastern Europe.
Economic growth has also caused a vast escalation in land values, which have risen from just 20 euro a square meter to around 350 euro in some areas. The prospect of high profits has lured many individual and business investors from Britain, Ireland and Russia to buy ski and beach chalets, which can be purchased for a fraction of the price of similar properties in more traditional holiday areas such as France, Spain, Austria and Switzerland.

The high price of UK properties and the recent rises in interest rates have also led UK investors to widen their search for better real estate deals. Bulgaria continues to excite investors as it is an emerging market that offers property at prices that are unobtainable in other parts of the world. It is still possible to pick up property for as little as 30 000 euros, a sum which would buy little more than a garage in the UK.

Rising prices – and the likelihood of this trend continuing - mean that investments in Bulgaria provide excellent returns, especially if properties are bought in areas that are predicted to become more popular over the next decade.

Bulgaria's connection to the UK via low cost airlines has also added to its appeal as both a holiday destination and investment area. Flights from London Stansted to Sofia take around three hours. More routes are expected to open up soon.

Hello I am trying to locate any other people who are buying apartments from Mesembria Invest Ltd of Nessebar, these apartments are now 85% complete & are built on the out skirts of Nessebar 1.5 km south side at the Black Sea Village complex just behind the petrol station. We found out from a contact that used to work for Mesembria that the company went bust and the partners broke up in approx April 07 and the office has closed around Nov 07. We have been trying to make contact with the builders and our solicitors in Bourgas for over 6 months without any sucess. Да, после нотариального оформления квартиры в собственность Вы и члены Вашей семьи могут претендовать на получение длительной (до 3-х месяцев) туристической визы в Болгарию. Предварительный договор о покупке недвижимости такого права не даёт. При этом важно подчеркнуть, что окончательное право в принятии решения о предоставлении Вам такой визы либо об отказе в её выдаче всегда остаётся у Посольства.

My mother is Greek and leaves in Greece.She has earned a plot near Kableshkovo.It belonged to her Mother ,who was living with her family in Kableshkovo(''east romilia'') as many other Greeks until about year 1920.Then the whole properties ,were sequestrated from the goverment.Year 2004, the bulgarian government with a law, has given back a percentage of this property and my mother received a notar paper, that she owns 7500 sq.m. , with a diagram of the place.The question is: can my mother build a home there, or sell the plot, or is she obliged to sell it anyway, because she is not Bulgarian? Who is the law of giving back to greeks their properties? Roula

According to your inquiry, the only thing I can tell you is that as an owner of a property in Bulgaria, let's say a house, you can do whatever you want in it. The only thing you have to do, as for example you wish to extend your house, is to obtain a paper to the Mayor of teh place where the house is and in that paper, a special comission will let you know, in certain period, how much you can build. Usually, you can build 60% - 70 % of the plot size of the property. About your interest in properties near Sandanski, we have a great variety of houses in that area, that match perfectly your price criteria and I have to tell you they are in very good condition. Thank you for the question. I think your idea of doing such a business in Bulgaria is quite good. The rason is that there is not so much water ski or cabin log places. Also, buying a second porperty is a good investment. We expect prices to go up twice, and in some places three times, after we enter the EU. The best investment remans the land. We have a lot of attractive plots, very good location, close to the biggest resorts, where prices will go up definatelly. Таня, спасибо! Ситуация, выходит, аналогичная с той страной, где я сейчас нахожусь. Вот только не могу понять - как обычный, не обладающий способностью делать деньги, а нормально вкалывающий за обычную болгарскую зарплату человек (хорошо, пусть оба супруга работают), способен прокормить семью, да ещё выплачивать ипотеку. Впрочем, это уже другая тема...

Тема другая, но если для немца или Австрийца (где все доходы проходят через банк) - это будет фантастикой, то русскому, думаю, не надо объяснять, как все решается на практике. Скажу только об одном способе решения всех проблем: в начале перестройки в Болгарии произошла реституция: возвращение земли и недвижимости, конфискованной или национализованной после окончания Второй мировой войны. Те, кто получил недвижимость сейчас живут сдавая ее под наем. Часть из них даже не работает. В начале бума на кредитование в Болгарии банки давали кредиты из расчета, чтобы человек, оплачивая кредит, имел еще на каждого члена семейства минимум по одной минимальной зарплате (сейчас 200 лв=100 Евро), что для многих было не реально.

Я являюсь гражданином Израиля. Хотел бы приобрести недорогую недвижимость в Болгарии как частное лицо. Хотелось бы узнать - могу ли я взять в болгарском банке кредит на покупку недвижимости (не на всю сумму, конечно, скажем на 60%) под залог этой недвижимости. Заранее благодарю за ответ.

Теоретически это возможно, а практически надо обсуждать конкретную ситиацию в болгарском банке, и придется походить!
Основным условием банки ставят - наличие вида на жительство (лучше ПМЖ) в Болгарии и постоянного дохода. В противном случае у банка нет гарантии, что будете регулзрно выплачивать кредит.
Кредит, как правило, дается на сумму не более 60-70% от оценочной стоимости (которая изначально ниже рыночной).
Как говорят в банках:"Они не берут залог, чтобы потом заниматься его продажей, а для получения оплаты кредита с %% по кредитному договору". И Это ясно: банк получает сумму, превышающую выданный кредит за 15-20 лет, а схемы выПЛАТы ПОСТРОЕНы ТАК, ЧТО КРЕДИТОПОЛУЧАТЕЛЬ СНАЧАЛА ВыПЛАЧИВАЕТ %%, А ТОЛЬКО ПОТОМ НАЧИНАЕТ ВОзвращать саму полученную сумму.

Hello, I am interested in purchasing app. / house / land in Bg. ( I am Belgian ) Is it thrue that a foreigner ( Belgian ) can not (yet ) be owner of the land/ground ? This would maen, if I by a house, i am not owner of the ground ! What about an appartment, full ownership ? I think there must be a solution since there are 'much' foreigners bying properties in Bg. Dear Sir, thank you for your interest in our company. Here is my answer: Bulgarian law is clear on that:only Bulgarian LEGAL or PHYSICAL persons can own a land in Bulgaria. It will be so until 2014.What every foregn person does - set up a company in Bulgaria.This way, you can own the property on the name of the company, and the company will be owned by you.Very simple process, registration takes 10-15 days maximum and we can do it for you for 450EUR.
About an apartments on this moment, if you buy apartments you have full ownership.

Here is my answer - you can register a company while you are in your country, you will have to go to the Bulgarian Embassy there and ask for an appostile from a legal Bulgarian notar. That is how you will have a company setted up when you come to Bulgaria. After all I have to tell you that two weeks are quite enough to purchase a property and to set up a company. We have a legal advisor at the office, a lawer and a professional who takes care of the maintaince of the houuse and if any repairs needed. Regulated plots you can use immediately for building purposes and agricultural land the status has to be changed at first.

I have just been sent via PM of two different prices from two agents for the same property, one price is 10.500 pounds and the other was 29.500. So how is that justifiable? Double the price!!! They must think we are stupid and don't do our homework.

This is normal. I know a lot of houses for sale from before 4 years may be more… the first price was about 4000 Euro, now they ask for the same house 4 years later 25000 Euro or 30 000 Euro. For that even for 8 weeks It is normal, because when BG owner see 10 different agent to make photos in their house and they think.. oh!!! 10 people what to buy my house so will try with some of them BIG price with some just normal price.

 Dear Jady, thanks for your interest. Distance purchase works like this. After you chose a property, the first thing is to send us via bank 10% of the price to deposit it and take it off the market. Meanwhile, we prepare your company documents /because you need to set up a company to buy a property with land in Bulgaria/ and we email them to you. You print them and sign them at the Bulgarian embassy in London, because they have to be notarized. Then you post them to us and we do all the legal work for you. For about three weeks after we get the documents your company is ready, we have done legal checks on property and we can close the deal at the notary. We mail you all documents of ownership - both the originals in Bulgarian and the legal translation into English. Hi, yes you can set up a limited company for Bulgaria in the UK, first you need to get the documents from your agent in bulgarian, they should also supply you with the UK translations too, then you need to get them signed at the notary, once you have done this you either need to go to the commonwealth office in London, or post them there to get an apostil, it costs 12 GBP per document. Then simply DHL the papers to Bulgaria to begin the registration, you will have to transfer the company capital of 2500Euros, 10-15 days, all done & dusted. There will be small fees too for the lawyer.

Bank services - in the village post office. Close to forest and small river. There is a church in Cherkovo, which has recently been renovated. Name of the village actually comes from old Bulgarian word for church -Cherkova, Cherkva means Church. The area is agricultural.
