Investors are particularly interested in Bulgaria, as it is believed that EU money will be spent on improving the country's infrastructure. Bulgaria has seen a great deal of political reform since the Communist era, and the government has shown solid commitment to economic improvements, with GDP growth the highest in Eastern Europe.
Economic growth has also caused a vast escalation in land values, which have risen from just 20 euro a square meter to around 350 euro in some areas. The prospect of high profits has lured many individual and business investors from Britain, Ireland and Russia to buy ski and beach chalets, which can be purchased for a fraction of the price of similar properties in more traditional holiday areas such as France, Spain, Austria and Switzerland.

The high price of UK properties and the recent rises in interest rates have also led UK investors to widen their search for better real estate deals. Bulgaria continues to excite investors as it is an emerging market that offers property at prices that are unobtainable in other parts of the world. It is still possible to pick up property for as little as 30 000 euros, a sum which would buy little more than a garage in the UK.

Stages of building process of Panichishte ski resort

November 2007: The Real Estate Investment Trust, Fair Play Properties expects to complete the purchase of 5.0 hectares of land near Sapareva Banya for the construction of a vacation village.

Rila Lake Resort, a residential and hotel complex near Panichishte, will be launched in 2008 and completed in 2010. The project is expected to yield an annual return of 8.2%. The development cost is 23.82 mln levs. The resort is expected to generate 34.4 mln levs in apartment sales in 2009-2011. (Dnevnik)

October 2007: Mayor of Sapareva Banya, Sasho Ivanov, wins local elections with an unprecedented 80% of the vote. Such a majority is a clear indication that the local people of the Municipality of Saparevo Banya really appreciate his ability to get things done. Mr Ivanov has overseen a completely new focus on the region with a new ski lift under construction in Panichishte and the start of the Super Panichishte project. Local residents were reported to be delighted that new roads, pavements and infrastructure were before installed in the Sapareva Banya municipality before the construction of new houses, luxury hotels and spa facilities.

August 2007: 25 M EUR Project to be Build in Bulgaria"s Panichishe

Construction company starts the realization of new project -constructions of hotel and vacancy apartments" complex in Panichishte resort.

The project foresees investments for 50 million BGN (25 million EUR), informed money.bg.

The complex is unique in its situation (Northern foot-land of Rila mountain).

The investors have elaborated special ‘Plan for recovery and protection of environment" and ‘Investment plan with infrastructure importance for ‘Separeva Banya" municipality.

The project will be erected over a 31,800 sq m, which includes luxurious hotel with 103 rooms and buildings with 308 vacancy apartments with addition of green areas, public services and attractions.

The company"s strategy foresees the hotel to become an investment property and the vacant apartments - on the sale market, said Maniu Moravenov, executive director of ‘Fair Play Properties".

April 2007: Sewerage pipes have started to go in up the mountain from just outside Sapareva Banya and a new hotel complex is expected to start construction in September. A consortium between two huge firms from Austria and Italy, which prefer to stay anonymous for now, will invest over 100 million euro for the construction of a new winter resort, which is supposed to compete with Borovets, Pamporovo and Bansko.

March 2006: The following report was issued in the Sofia press: "……Rila Sport, the firm which will take major part in the investment expenses and which is representing the still anonymous Austrians and Italians, has already bought 200 decares of land from Sapareva Banya municipality. In five years it is going to build hotel complexes with at least 4,000 beds. The firm also bought the rights for one of the ski pistes in the complex and plans to equip it with a modern lift. 14 super modern alpine pistes with a capacity of 4,500 skiers, are planned to be built, together with a cabin lift from Sapareva Banya to Panichishte, which probably will reach Kabul peak. It is situated very close to the famous Seven Rila lakes…"
